Join Active Developers, Investors & Public Sector Executives: NJEDA, Hugo Neu Corporation, Landsea Homes, KABR Real Estate, Carmel Partners, Tenth Avenue Holdings, Port Authority, KRE Group, J.P Morgan, Camber Capital, Mill Creek; Premier Fifth-Year Industry Event to Convene 400+

CAPRE’s Fifth Annual New Jersey Gold Coast Investment Summit will convene the most active developers, investors, debt sources, brokers, equity sources and consultants on March 29 for vital discussion, debate and networking. The summit, produced by Hoboken-based CAPRE MEDIA | CAPRATE EVENTS, is the premier annual gathering for Hudson County, known in recent years as “The Gold Coast.”

The story of Hudson County resembles the real estate turnabout in New York City’s boroughs. As New York evolved with new employment opportunities, a sharp population increase and the millennial surge, the Gold Coast has witnessed an increase in activity, as well. With expiration of the 421-a tax incentive in New York City, the region has become even more desirable for developers who continue to break ground in Jersey City, Hoboken, and areas in North Gold Coast, such as Edgewater and Fort Lee. The population of many Gold Coast communities such as Jersey City and Hoboken is growing rapidly, placing a burden on aging infrastructure, which will create challenges and opportunities for public-and-private sector executives.

“A real estate renaissance is underway along New Jersey’s Gold Coast,” according to the conference organizer, Brian Klebash. “In recent months new office space has been delivered in Jersey City and Hoboken – and quickly absorbed. A combination of New York and New Jersey tenants are finding exceptional class-A space at competitive rates to Manhattan. The retail market is changing dramatically with a rapid rise in boutique stores. Neighborhoods such as Grove Street and Journal Square are bustling with activity.”

The summit will convene the most active commercial real estate firms in this high-level forum.  Participating speakers represent: Tenth Avenue Holdings, DMG Investments, Hugo Neu Corporation, Manhattan Building and Landsea Homes.

New Jersey’s NoHo and SoHo (North of Hoboken and South of Hoboken) will be discussed by the myriad of speakers. More specifically, a panel will bring NoHo (communities North of Hoboken to Fort Lee) into focus as new investment and development opportunities emerge. Red-hot markets such as Jersey City and Hoboken will be discussed, as well.

What’s New in 2017?

As the Gold Coast continues to evolve with a new multifamily tenant base and firms absorbing new office space in Hoboken and Jersey, the summit will bring important trends, patterns, themes, including:

  • New Jersey Gold Coast 360: How are Developers and Investors Approaching Hudson County and Growing Waterfront Submarkets in 2017?
  • Middle Market & Private Capital Seek Opportunities: Analysis of this Rapidly-Growing Investor Class, Finding Deals & Working with Favorable Local Governments
  • Constraints of Urban Development: Urban Planning, Resiliency & Creating Community
  • New Regulatory Initiatives: Brownfield Remediation and Ground Water Standards
  • Assets, Amenities, and Innovation: Property Management Workshop
  • SoHoWest Case Study: South of Hoboken and West of Manhattan
  • Gold Coast North: Finding Deals and Analyzing Demand from Hoboken to Fort Lee
  • New Jersey Gold Summit and City of Jersey City Award Ceremony for Innovations in Public-Private Partnerships: Developers who are Reinventing the Urban Core

“We at LCOR see a unique opportunity in the Gold Coast/Hudson County. As high-income renters leave Manhattan, Brooklyn and other regions of New Jersey and seek units in Hudson County, there could not be a better time to bring new supply online. The redevelopment of the Hoboken Terminal and Yards provides LCOR with a unique opportunity to create a mix of office, residential and retail that takes advantage of the vibrant lifestyle of Hoboken, upgrades the existing multimodal transportation hub, including commuter rail, PATH, bus, light rail and ferry while catering to the desire of residents to realize a lower cost of housing and companies a lower cost of doing business as compared to NYC – all directly across from Midtown Manhattan. — James M. Driscoll, Senior Vice President, LCOR.

“Thanks for the great event and magnificent panel… I truly enjoyed.” — Stuart Z. Koperweis, Economic Development & Revitalization, Millennium Strategies
