CAPRE Student Housing Future: 10 Predictions for 2021

Student housing industry executives have survived one of the most management-intensive years in the history of this growing sector. Faced with many challenges, insiders pivoted and adopted new methodologies to survive, and in some cases, they thrived. So what will 2021 look like in terms of general & international student enrollment in the United States, investment sales, as well as new projects both on-and-off campus? In mid-December, CAPRE convened 10 industry experts for a digital webinar to each present a unique prediction for 2021, as well as discussion. Below is a summary of each forecast. #10 | There Will be a Surge in Demand for High Quality Student Housing Properties "We've seen this through a lot of the pandemic -- students and parents are both very focused on quality," shared Sanjil Shah, Managing Partner at Alignvest Student Housing. He then explained that quality has two main aspects -- location and hygiene. According to Shah, this comes down to commutes that are under a 1 kilometer walk from campus, a student-bathroom ratio of 2:1 or less, and a mix of amenities, specifically high-speed internet. "Kids are stuck in their bedrooms on zoom calls, and they demand stable and efficient internet.
